Villa Joyia — Luxury Villa, Ubud

A four-bedroom luxury villa in Ubud, taken from land selection to daily operations. ICM selected the opportunity, structured the investment, coordinated design and construction, delivered the villa and still manages it today.

From investment selection to daily operations, Villa Joyia represents Indonesia Core Management’s complete end-to-end model: acquiring, structuring, building and managing an investment in Indonesia.

The project

A luxury villa in Ubud with four ensuite bedrooms, an infinity pool, a heated glass jacuzzi, a gym, a cinema room with projector and a bar area. The architectural concept, developed with the international studio DnA Associates, takes its inspiration from Frank Lloyd Wright’s Fallingwater.

The owners lived abroad for most of the project. Almost every decision — from the land to the finishes — was taken remotely.

ICM’s role

One team, responsible for the whole path: we helped select the opportunity, structured the investment, coordinated the design and construction, delivered the property and continue to manage Villa Joyia today.

Scope of work

1. Opportunity selection

  • Understanding the owners’ investment objectives.
  • Research and assessment of the opportunity in Ubud.
  • Land selection, with decisions supported remotely while the owners were abroad.

2. Acquisition and structuring

  • Assistance with the land acquisition.
  • Financial structuring of the investment.
  • Local coordination and representation of the owners in Indonesia.

3. Concept and design

  • Coordination with DnA Associates, the international architecture studio.
  • Translating the owners’ brief into a design that can be built in Bali.
  • Coordination between international architects, technical consultants and the local team.

4. Project and construction management

  • Supervision from the first phase to handover.
  • Coordination of construction, suppliers and local technical professionals.
  • Control of progress, design choices, materials and details.
  • Continuous updates to the owners and management of decisions at a distance.
  • Constant presence on site until the last works were closed and the villa handed over.

5. Handover and operational set-up

  • Coordination of completion and commissioning.
  • Preparing the property for use and for the rental market.

6. Commercial launch

  • Positioning Villa Joyia as a luxury villa in Ubud.
  • Management of booking platforms and commercial activity.
  • Coordination of content and social media.

7. Operations today

  • Bookings, guest relations, staff and day-to-day villa activity.
  • Administrative, accounting and financial oversight, with regular reporting to the owners.
  • Owner funds are kept and reported separately.

Approach

Distance was the real constraint. The owners were not in Bali, so the project ran on calls, messages, photographs and video updates. Every decision reached them with the information needed to make it, and nothing was built on assumption. The same discipline continues in operations: the owners have clear visibility on how their villa performs.

Current status

Completed and operating. ICM continues to manage Villa Joyia day to day.
